Pre-Design

The following is a list of pre-design services that are offered by our team.

  • Project Investigative Reports (PIR's)
  • Predesign Assessment Reports
  • Code Compliance Reviews
  • Conceptual/Space planning

Design Phase

Design phase typically consists of Schematic Design, Preliminary Drawings, and Construction Documents. Durations for each period are dependent on the size, complexity and goals established for the project.

During Schematic Design (SD), study drawings, documents, or other media that illustrate the concepts of the design and include spatial relationships, scale, and form are presented to the end user. Costs at this phase are estimates based on overall project and similar recently completed projects

During Preliminary Drawings (PD), the level of detail provided includes design elements such as material types and location, the placement of windows and doors, etc. This is also when mechanical, electrical, plumbing, structural, and architectural details are further refined.

Construction Documents (CD) are then produced with greater detail, included completed drawings and specifications for permit, procurement and construction. Most occasions the documents are also sent for pricing. (if the work is being done by in house forces).

Construction Phase

After Design Phase has been completed, Construction Phase commences first involving Permitting, Bidding and Procurement. Efforts involved in this first step depend on the intended construction team by:

  1. In-House FM Construction & Renovation Services, or
  2. External Contractors (via public bidding process).

Construction Administration (CA) services are typically offered by our team and are at the discretion of our Clients. Our core responsibility during this phase is to help the contractor build the project as specified in the CDs. Questions may arise that require the architect to develop sketches: drawings issued after construction documents have been released, that offer additional clarification to finish the project properly.
